What’s Really Changing in Real Estate Brokerages — And Why It Matters
There’s been a lot of noise lately in the real estate industry. Big companies making headlines. Brokerages changing models. More conversations about AI, commissions, and technology than ever before.
But after more than 30 years in this business — as a former RE/MAX office owner, broker for a Coldwell Banker company with over 700 agents, and now with eXp Realty — I can tell you this:
The fundamentals still matter.
The brokerages and agents who stay adaptable, communicate well, and build real relationships are the ones that continue to win, regardless of market conditions.
Here are a few things I believe matter most right now.
1. Agents Want More Than a Split
Years ago, agents mainly looked at commission splits and desk fees. Today, they’re asking different questions:
- Will this brokerage actually help me grow?
- Will I get support when the market shifts?
- Does the culture fit how I work?
- Can I build my own brand here?
Good agents don’t just want a login and a tech package. They want systems, coaching, marketing support, and leadership that actually answers the phone.
The truth is, every agent is different. A newer agent may need training and structure. A top producer may want flexibility and scalability. Strong brokerages understand that and stop treating everyone the same.
That’s one reason I moved to eXp Realty. The technology matters, but the bigger advantage is having tools and systems that help agents operate like business owners instead of just salespeople.
2. If You Don’t Own the Client Relationship, Someone Else Does
This is a big one.
Too many agents and companies rely entirely on portal leads and third-party platforms. The problem? When someone else controls the lead flow, they control the relationship.
Your database matters.
Your local presence matters.
Your reputation matters.
The agents who stay consistent with their marketing, communication, and follow-up are building long-term businesses. Everyone else is constantly chasing the next lead.
I’ve always believed your name and reputation should be stronger than any platform you advertise on.
That’s why local expertise still matters in a world full of automation.
3. The Hispanic Market Is a Major Opportunity
Las Vegas and Henderson continue to grow and evolve, and the Hispanic community is an important part of that growth.
Brokerages and agents who truly connect with their communities — not just market to them — will have a major advantage moving forward.
This isn’t about checking boxes. It’s about understanding people, building trust, and communicating effectively.
Real estate is still a relationship business. Always has been.
4. Bigger Isn’t Always Better
A lot of independent brokerages spend too much time trying to compete with giant national companies on size.
That’s the wrong fight.
Consumers don’t choose an agent because of how many offices a company has. They choose based on trust, communication, experience, and results.
Your advantage as a local expert is knowing the market better than anyone else.
That means:
- Understanding neighborhoods
- Knowing pricing trends
- Solving problems quickly
- Negotiating effectively
- Communicating consistently
That’s what clients remember.
I’ve worked through strong markets, bad markets, short sales, foreclosures, and everything in between. The agents who survive long term are the ones who stay steady, stay professional, and keep improving.
5. Adaptability Is the Real Competitive Advantage
The market keeps changing.
Interest rates change.
Technology changes.
Consumer expectations change.
What worked five years ago may not work today.
The brokerages and agents who succeed are the ones willing to adapt without losing sight of the basics.
That means:
- Better communication
- Smarter marketing
- Stronger systems
- Faster response times
- Consistent follow-up
- Real market knowledge
Technology can help. AI can help. But neither replaces experience, negotiation skills, or trust.
Those still matter.
Final Thoughts
I’ve been in this business long enough to know there’s no “perfect” brokerage model and no magic system that works forever.
But one thing hasn’t changed:
People want honesty, communication, and someone who knows what they’re doing.
Whether you’re an agent trying to grow your business or a homeowner thinking about buying or selling, the goal is the same — work with professionals who adapt, communicate, and put relationships first.
That’s what creates long-term success in real estate.
